Offsite Precast Concrete Walls
Habitat for Humanity Grand Traverse Region continually leads the way in innovative housing solutions, most recently with their recent adoption of precast concrete wall systems in partnership with Great Lakes Superior Walls. This strategic collaboration marks another milestone in Habitat Grand Traverse’s journey of pioneering advancements in affordable and sustainable housing.
The decision to incorporate precast concrete walls is a step forward in addressing the challenges faced by developers, including rising costs and labor shortages. By leveraging this cutting-edge technology, Habitat Grand Traverse has significantly streamlined their construction process. These insulated, pre-engineered walls are custom-manufactured offsite and then delivered and installed onsite. The result? Homes that are not only built faster but also offer high energy efficiency and exceptional durability.
Once the precast concrete walls are assembled onsite, licensed plumbing and electrical contractors move in to handle the infrastructure installations. Following this stage, Habitat staff and volunteers finish the framing, attaching drywall directly to the metal wall studs, and further developing the interior layout. This collaborative effort ensures that the homes are completed efficiently and to the highest standards. The streamlined process not only expedites construction but also guarantees that each dwelling meets the rigorous quality and energy efficiency standards set by Habitat Grand Traverse.
Net Zero Homes
This innovative approach is not new to Habitat Grand Traverse. Back in 2015, the organization made waves with their Depot Neighborhood, featuring net zero homes that produce as much energy as they consume, primarily through solar power. The Depot Neighborhood garnered awards from the US Department of Energy, US Green Building Council, the Green Home Institute, and even received recognition from the governor’s office. This early success highlighted Habitat Grand Traverse’s commitment to energy-efficient residential construction.
The Depot Neighborhood is a community development project of ten houses in Traverse City. The neighborhood features energy-efficient homes built to net zero energy standards, reducing the cost to live for the homeowner. Net zero homes result in little-to-no utility bills each month which allow families to focus their income on important things like education and supporting local businesses. Now and Tomorrow
Fast forward to today, and Habitat Grand Traverse continues to push boundaries with their latest development in partnership with New Waves Community. This project encompasses 14 homes on a 20-acre parcel, integrating renewable energy sources to further reduce energy costs for homeowners while safeguarding the environment. Beyond housing, this neighborhood will feature public spaces, trails, and nature preserves, emphasizing a holistic approach to community development.
The impact of Habitat Grand Traverse extends beyond new construction. The organization also runs a critical home repair program, collaborating with low-income homeowners to address essential health, safety, and accessibility issues. Habitat Grand Traverse is also a proud Veterans Build Habitat affiliate, focused on providing homeownership and home repair opportunities to veterans, along with employment and volunteer opportunities within the community.
Looking ahead, Habitat for Humanity Grand Traverse Region has ambitious goals to build 47 homes across Grand Traverse, Leeleneau, and Kalkaska counties in the next 5-7 years.
